Hunt Valley Home Sales for July 2012 were down from the same period last year.

A total of $10,849,160 sold in July, a decrease of 10.63% from the $12,139,090 sold last July. This is a big jump from June 2012 Hunt Valley Home Sales, where we saw only saw about $7.7M sell.

Average sold price was up 7.25% to $542,458.  Twenty homes changed hands last month, and they took an average of 86 days to receive an acceptable contract. Four homes sold within the first 10 days on the market! Another four sold within a month. One took more than 721 days to sell, which probably adjusted the average days on the market up artificially.

There were 72 Hunt Valley homes for sale in July, down 32.08% from the 106 for sale in July 2011. Nineteen homes came on the market for sale last month, same number as in June. Eighteen homes went under contract, one shy of the number of homes that came on the market. It is generally a good sign for home sellers when there is less inventory for sale — less competition for home buyers sometimes may help a seller’s bottom line.
