Great Grapes at Oregon Ridge 2011

The Great Grapes Wine Festival will be back at Oregon Ridge Park in Hunt Valley on June 11 & 12, 2011!

Always a good time for all, the festival has plenty for both adults and kids to enjoy!

New this year is a shuttle from the Hunt Valley Light Rail Station, which runs from 11am-7pm.

Bring your lawn chairs and your blankets, and enjoy the live music and a day of fun.

Tickets are $25 at the door ($20 for designated driver tickets), and free for children.

As the Great Grapes website says, “Uncork the Fun!”

Oregon Ridge Pancake Breakfast 2011

The Oregon Ridge Nature Center in Cockeysville is having its’ annual Pancake Breakfast this Saturday and Sunday, March 5 & 6, 2011 from 8am-noon.

Using real maple syrup from the trees in the park, like that tapped last weekend at the Maple Syrup event, it should be a great time for all!

Tickets are $6.00 for adults, and $3.00 for children aged 2-8, and can be purchased at the door.

Come to Cockeysville this weekend, and enjoy some beautiful nature and yummy pancakes and real maple syrup!

Hunt Valley House Values October 2010

Hunt Valley house values for October 2010 were on the rise, showing good signs for recovery in the fourth quarter of the year.

Though two less homes settled from the same time last year, average Hunt Valley house values were up 14.64% from $336,862 in October 2009 to $386,167 this October. This is the second month in a row of increasing home sales prices in Hunt Valley!

Also getting better is the average amount of time it takes to sell a home in Hunt Valley — down to 47 days from a high of 161 days in 2009, a drop of 70.81% from this month last year. Great news for homeowners wishing to sell — less hassle because their house is on the market for less time — and their values, in general, have risen!

There are a few factors that could create a false positive in the 21030 zip code, one major one being that many foreclosures had been halted due to the “Robo-signing” controversy, and though Maryland was not one of the states where the lawsuits were filed, while the banks were figuring out the issues, they stopped things in their tracks.

Add onto that the natural yearly slow down of active foreclosures heading into the holiday season, plus the election year, and you have good reasons why it could possibly have looked better than it truly is.

I like to think on the bright side, and view it as the Hunt Valley housing market at the beginning of recovery, but I am cautiously optimistic at this point. I will be following the trend over the next few months, and see how January and February shape up for the 2011 market.

Baltimore Party in the Park 2010

Baltimore Party in the Park 2010 is this Sunday, October 2 from 10:30 am – 5 pm at the Padonia Park Club on Jenifer Road in Cockeysville.

The Baltimore Party in the Park is an event in support of the Nikki Perlow foundation, which was formed to honor Nikki’s memory and “provide financial, logistical and emotional support to young adults like Nikki – who struggle with the disease of addiction”. Nikki passed away from an accidental overdose in 2007.

Last year was the first Baltimore Party in the Park, and was a great success. This year, like last, the hugely popular kids’ group Milkshake will perform from 12-1:30 pm, along with southern rock group The Bridge from 2:30-4:30 pm for adults.

The “Kidz Stage” has shows all day long, and there is also a large “Kidz Zone” with an obstacle course, coloring books & jewelry making, as well as face painting, pumpkin decorating, petting zoo, and the Oriole Bird!

Yummy food will be available as well, as it will be catered by the popular Clementine Restaurant on Harford Road.

Tickets for the Party in the Park are $10 for adults and $5 for children, and can be bought in advance or at the event on Saturday.

Padonia Park is located at 12006 Jenifer Road, Cockeysville, MD 21030. The event will be at the West picnic area — but I think the cars, music, people, and smells of food will draw you there!

Some come on up just west of Timonium off West Padonia Road (past the Mays Chapel Graul’s) and enjoy a great day while supporting a worthy cause.

Visit Oregon Ridge in Cockeysville Monday night for Flag Day and fireworks — all for free!

Monday, June 14, 2010 is Flag Day, and Oregon Ridge is doing it in style. The American Flag Foundation, Inc. is hosting their 31st Annual “Pause for the Pledge” event in Cockeysville this year from 6-9 pm.

From the coordinators:

Lead the Nation in saying the Pledge of Allegiance at 7:00 p.m. EDT.
Band Concert and a Fly-Over by the A-10 Thunderbolt Jets Of the 104th Fighter Squadron 175th Wing, Maryland Air National Guard

Program concludes with Spectacular Fireworks Display. Come join us as we celebrate with a Star-Spangled Banner Program!

This looks to be a fun event for all — and the flyover is always a popular, loud, and exciting experience.

Celebrate our Flag in an enjoyable and Patriotic way on Monday for Flag Day at Oregon Ridge.

There are a number of events to observe Flag Day in Baltimore County, including at Pickersgill in Towson. Just don’t miss out on celebrating!

Great Grapes Oregon Ridge

Great Grapes Wine, Arts & Foods Festival traveling wine fest is coming next weekend, June 12 & 13, 2010.

There will be 20 wineries there, as well as family activities, like a great playground and a stage with live music to enjoy.

Crafts, cooking & wine pairings, and organic farm products will be on hand. Great Grapes is open from 12-6 pm both days.

Tickets are $20 in advance, $25 at the event. A designated driver ticket is $15, and kids under 12 are free.

From 2-4 pm, enjoy Lorax themed crafts, listening to the story, and watching the movie!

Arbor Day arrives two days after Earth Day, so it is a perfect time to hit the Nature Center at Oregon Ridge. Not only is this event going on, but you can also visit the Oregon Ridge trails, Oregon Ridge Park, and enjoy the great outdoors in a beautiful setting!

Cockeysville Home Sale Statistics February 2010

Cockeysville houses that sold in February 2010 were up 40% over February 2009 from an average sales price of $203,000 last year up to $284,450.

Under contract prices are down 19% over last year at this time to $300,000 from $372, 450.

For sale is down 5% to $339,900 from $359,900 last year.

21030 Feb09-Feb10There were 97 homes for sale in 21030, 9 under contract, and 10 sold in the month of February.

These numbers are fairly good considering the mutiple blizzards and snowstorms we had in the month, slowing the market down tremendously!

Oregon Ridge Nature Center in Hunt Valley this Weekend – “Scrambled Eggs”

Well, pack up your rain boots and head to Hunt Valley to the Oregon Ridge Nature Center where a Naturalist will take you around and show you which “critters” laid which eggs around Oregon Ridge Park!

Amphibians have laid their eggs by the masses in the ponds, and this is your chance to wade in the water and closely inspect these eggs.

The tour is from 2-4 pm both Saturday and Sunday, March 20 & 21.

Hunt Valley Home Sales Statistics Past Six Months

21030 House Value Market Dynamics

What the full chart shows is that prices and inventory really have stabilized in the Cockeysville and Hunt Valley real estate market. There are a few spikes, but in general, the past six months have been fairly even. Prices have actually risen by about 12% in the past 12 weeks compares to the prior 12, but the number of houses going under contract have dropped about 10%.

Consistently, there have been about 100 homes for sale in 21030, while on average only 3-4 of those homes are going under contract each month, and only 2-3 are settling each month.  There is a large inventory for Cockeysville homebuyers, with an average of only about 3% of listed homes going under contract each month.

These 21030 home sale statistics show that pricing correctly, having the home in showplace condition, and good marketing are imperative in this Hunt Valley housing market.
