Timonium Home Sales May 2011

Timonium home sales were down in May over the same period last year.
The entire Baltimore metropolitan area was down last month, and our area was no different.
Total sold volume was down 32.86% from 19,721, 900 in May 2010 to $13,242,125 this May. This is partially due to the number of sales being down from 56 last year to 39 last month. 17 less homes changing hands can certainly affect the total volume! Both were down a little over 30%.
Townhouse sales, in areas like Mays Chapel, prices averaged about the same, while detached prices were down just under 8%.

21093 Home Sale Statistics November 2010

The Lutherville-Timonium zip code of 21093 did not fare very well in home sales for November 2010 versus the same time last year.
Sales were down 43.86% with only a little over $8 Million selling, versus over $14M last year. Average Timonium home sale prices were down 7.15% from $340,288 to $315,967. Here is the report.
The good news is that the days on market also dropped from 120 last November to 84 this one.
This was very different from the two Towson zip code statistics. 21204 had a jump of 44% in sales price while 21286 had an over 9% increase in price.
Timonium house prices have had a rough year with prices, and I am hoping to see a better year for the area in 2011.

Timonium Home Sales Statistics October 2010

Timonium home sales statistics for October 2010 were a marked improvement over September!
September’s 21093 houses sold were down 31% over 2009. October showed an 11.08% drop, with 26 homes settling, but prices were up 9.44%!
30 Timonium homes went under contract last month, and 52 houses came on the market.
The Real Estate Business Intelligence report also shows that the average days on the market dropped 43.84% from a high last year of 146 days to sell down to 82 in October 2010. Sellers are also getting, on average, 91.33% of their asking price, up from 90.60% this time last year.
Each Timonium neighborhood is different so know that even in a shared zip code, statistics are very local.

Timonium Home Sale Statistics September 2010

Timonium home sale statistics were down for September 2010 compared to 2009. This bucked the trend set by Towson home sales and Hunt Valley home sales for the same time period.
Timonium had a 31.51% drop, down about $4.5 Million from last year. The number of units dropped a correlating 33.33% down to 30 from 45 in September 2009. The good news is that the average sales price was up 2.73% to $324,260 from $315,636, and average days on market was down to 100 days on market from 122 last year.
There were 63 new homes listed and 27 went under contract in the 21093 zip code in September.

What is a Broker’s Open?
Here in Baltimore County, Wednesdays generally are “Broker’s Open” day. There is a fairly small area where Broker’s Opens tend to be highly successful, and that is in the Towson, Lutherville, Timonium, and Hunt Valley neighborhoods.
A Broker’s Open is where a real estate agent and their brokerage invite agents from their own and other brokerages to come view a new listing they have to showcase. Generally, they provide lunch or snacks to the agents, to thank them for taking their time to come. Visiting agents then give the listing agent feedback on what could be done to make the house more appealing to buyers, about the price, etc, to help the listing agent.
Buyers and neighbors are usually welcome to visit the home, as they would a regular weekend open house.
