Timonium home sales in April 2013 were down from April 2012.

The total volume of Timonium houses that sold last month was $13,880,975, which is down 23.82% from last April’s high of $18,222,201. This is also down from the $15,739,000 we saw in Timonium Home Sales March 2013. Another unfortunate number that dropped was the average sales price, down 18.25% to $338,560 from the high of $414,141 last year. Now, this could be due to the types of homes that sold, as Timonium has a wide variety of homes and neighborhoods.

There were forty-one Timonium homes that sold in April, which is a slight drop from the 44 that sold last April. A GOOD drop is the average days it took for a Timonium house to sell. The average dropped to 64 days from the high of 106 last year. One home sold before it hit the market, while another 12 sold within the first 10 days on the market. Another 10 sold in less than a month! That means more than half the houses that sold got acceptable contracts in less than a month in the 21093 zip code.

Ninety-three homes entered the Timonium real estate market in April, while 72 went under contract. There were a total of 119 Timonium homes for sale last month.
