Timonium home sales in January 2013 were about the same as the beginning of 2012.

The total volume of Timonium homes that sold last month was $10,604,065, up a very slight 1.69% from the $10,427,900 that sold last January. It is a very large drop, however, from Timonium home sales December 2012, where we saw over $18,000,000 in sales. Interestingly, the average sold price January to January was up the exact same percentage — 1.69% from to $342,067.

Thirty-one Timonium homes changed hands last month, the same number as last January. It took an average of 80 days to sell a house in Timonium, which down a lot from January 2012’s average of 148. Two homes sold the day they came on the market, while three sold in less than 10 days, another seven in less than 20, and three more in less than a month. That means 15 Timonium houses sold in less than a month. That is quick!

Forty-one homes came on the market in January, and the exact same number received acceptable contracts. The same number of listings that entered the market as those that went under contract generally indicates a shift — the buyers’ market of the past few years could possibly be showing signs of turning toward a seller’s market, at least in the Timonium real estate market. There were 91 total homes for sale in the 21093 zip code.
