Timonium home sales in September 2013 were up again last month from the same point last year.
The total volume of Timonium houses that sold in September was $17,765,680, which is up 13.66% from last September. It is a drop from Timonium Home Sales August 2013, where $21,869,675 sold, and also down from July, where we saw $35,336,586 in homes change hands.
Average sales price was up 8.5% from last September, to $403,765. This is on par from August’s sales, and down from July. July was a very interesting spike, from homes that received contracts in May and June.
Fifty-four Timonium homes sold in September, up 4.76% from the 42 that sold last September. This is again down from the 78 homes that sold in July.
It took an average of 42 days for a house in Timonium to receive an acceptable contract. This is down greatly from the same point last year, where it took an average of 71 days to sell.
Thirteen Timonium homes sold within the first 10 days on the market, one the day it came on the market. Another 15 Timonium homes sold in less than a month.
Sixty-nine homes entered the Timonium real estate market in September, while only 49 homes received acceptable contracts. This is a continuing shift that we saw beginning last month, where less homes are selling than are entering the market. We had been seeing approximately the same amount of Timonium homes sell as entered the market.
