Hunt Valley Home Sales April 2012

Hunt Valley home sales were up a lot in April 2012, another great sign for the 21030 real estate market.

$5,317,250 in homes settled last month, up 41.28% from the same period last year, where $3,763,600 sold. Sixteen homes changed hands both years.

This continues the upward trend from March Hunt Valley home sales, where there was a 49% increase!

Since the same number of homes sold, but there was an increase in total amount sold, the average sales price was also up 41.28% to $332,328. One of the homes that sold was over $1M, so that brought the average price up a bit.

Of the 16 homes that sold, nine were single family, and seven were condos or townhouses. The average days on market was up a little to 110.  One home sold in one week, while 3 more sold in less than three.

Thirty-nine homes came on the market in April, while 16 went under contract. The number of homes that went under contract was down over 30%. There were 97 homes for sale in 21030 last month.

Hunt Valley Home Sales March 2012

Hunt Valley home sales were up in March 2012, a positive sign for the 21030 real estate market.

$3,689,194 in homes settled last month, up 49.43% from the same period last year, where $2,468,900 sold. Twelve homes changed hands, versus seven last year.

Average sales price was down about 13% to $307,433. These numbers are significantly lower than last month, but that is probably due to the type and location of homes that sold. Cockeysville & Hunt Valley are a wide mixture of homes from small condos to large townhouses, small cape cods and ranchers as well as very substantial single family homes.

Of the 12 homes that sold, nine were single family, and three were condos or townhouses. The average days on market was down to 162, despite the fact that two of the homes sold had been on the market for over a year. This tells me that without those two, the days on market, on average, was truly significantly lower for the Hunt Valley area. Two sold in one week, while 6 sold in less than a month.

Thirty-five homes came on the market in March, while 28 went under contract. There were 80 homes for sale in 21030 last month.

Neighborhood: Hunt Valley Real Estate in Baltimore County

The Hunters Run Community is located just east of York Road and south of Shawan.

Hunters Run is also known as Hunt Valley Station, and has both single family homes and townhouses. The neighborhood backs to the NCR Trail with hiking, biking, and more. The entrance to the park is just beyond the community entrance!

944 Walnutwood Road is located within the Huntington Manor subdivision of Hunters Run. It is located across from trees rather than other homes, so it provides for potentially more privacy and nice view from the front!

21030 Home Sale Statistics February 2012

21030 Home Sale Statistics for February 2012 are here, and the numbers look worse than they really are.

Total sold volume is down about 54%, as well as average sold price, but that is due to two very large homes selling in February 2011.

Last February, five Hunt Valley homes sold, and the average sales price was $1,027,860. That is not a normal number for Hunt Valley home sales! It is due, in majority, to a $3,475,000 home that settled on February 11, 2011, and an $830,000 home that settled on 2/9/11. Those two large homes changing hands threw off the average, since there were only three other home sales for the month!

So, despite the quick glance appearing terrible, it is certainly not the case.

The average sold price was $332,286 this February, with seven homes changing hands. Average for four detached homes that sold was $430,650, while average for the three attached/townhouses/condo sales was $201,133. One of the four detached homes sold for $875,000, so you can see how that can easily affect average sales price!

There were 83 Hunt Valley homes for sale, with 35 of them coming on the market in February. 14 homes went under contract, with a total of 22 pending home sales by the end of February. Here is a link to the 21030 Home Sales Statistics for February 2012.

Hunt Valley Home Sales in January 2012 also had an expensive home sell, which inflated numbers then.

It really exemplifies just how local real estate markets are. Even zip codes don’t tell the whole picture. Hunt Valley Home Sale Statistics January 2012

Hunt Valley home sale statistics for January 2012 were looking good in much of the area. 21030 home sales were up 30.85% from January 2011 with $3,299,500 in real estate changing hands versus $2,521,500.

Average sold price was down slightly at $412,438, while last year was $420,250.

Eight houses sold, while six did last year.

Three of the smaller condos in Cockeysville sold, which is part of why the average sold price was down despite the higher sales amount, making the average sales price for attached homes $152,333 versus $254,833 last year, which may have been more of the larger Hunt Valley townhomes.

Average sales price for detached homes was down slightly, with $568,500 as the average, while last year it was $585,667.

One of the homes that sold last month was over $1 Million!

18 new homes came on the market, with a total of 60 homes listed for sale in January. 10 homes went under contract.

December 2011 Cockeysville home sales had been down 31%, so this bump in the other direction is welcome news.

Cockeysville Home Sale Statistics December 2011

Cockeysville home sales were down over 31% from December 2010 with $2,200,000 in real estate changing hands last month versus $3,192,099 the same period last year.

Eight homes sold in December versus seven in 2010, so the lower average sales price is most likely due to a very large sale in December of 2010, which December 2011 did not have.

The average sales prices for townhouses was up to $300,000 versus $236,000 the year prior, but the year prior only had one attached home settle in that month.

As I mentioned in my post about the October 2011 home sales in Cockeysville, 21030 (which encompasses both Cockeysville and Hunt Valley) does not have many sales each month, so even one or two of the smaller condos or townhouses in Cockeysville instead of a larger Hunt Valley townhouse sale can make a big difference in what the statistics show us.

Baltimore County Most Expensive Home Sales 2011

Baltimore County real estate had a few high end home sales in 2011.

The five highest home sales in Baltimore County, according to MRIS, our local multiple listing system, included a few farms, and most had a large amount of acreage.

5. 905 Hayfields Rd, Cockeysville, MD 21030. $3,475,000. Listed and sold by Krauss Real Property Brokerage. This is a gorgeous newly-built home, that was finished around Summer 2011. Including the finished lower level, there are eight bedrooms, seven full and two half baths. It has 2.28 acres off a private drive, the home overlooking Hayfields Golf Course. Beautifully appointed, and spectacular views!

4. 2700 Butler Road, Reisterstown, MD 21136. $3,750,000. Listed and sold by Coldwell Banker Residential Brokerage. A “French Country Estate” home built in 2005, this is located up a hill and shared/private drive off Butler Road. Located on 53 acres, it has five bedrooms, 4 full and one half bath, and overlooks beautiful Worthington Valley.

3. 12757 Greenspring Avenue, Reisterstown, MD 21136. $3,900,000. Listed and sold by Yerman, Witman, Gaines & Conklin. This home was built in 1940, as is part of the “Vanderbilt Estate,” according to the listing. It is situated off a very private drive on over 138 acres. There are eight bedrooms, eight full four half baths. It boasts an in-ground pool, and it even has a bowling lane and full gym in the lower level!

2. 7309 Brightside Road, Baltimore, MD 21212. $4,200,000. Listed and sold by Coldwell Banker Residential Brokerage. This spectacular home was built in 1880, and has been gracefully and exquisitely restored. I have been in this house a few times, and it is truly gorgeous. It showcases 11 fireplaces (yes, 11!), seven bedrooms, six full and two half baths. It has 5.46 acres in the 21212 zip code!

And the highest sale in Baltimore County for 2011:

1. 2509 Butler Road, Reisterstown, MD 21136. $9,500,000. It was listed & sold simultaneously by Krauss Real Property Brokerage, which is why there are not many details or photos about the home. It is situated on 144.49 acres near the Falls Road Corridor, and looks to be a working farm, with rolling acres, animals, and convenient location. It has four bedrooms and seven full baths.
