Timonium Home Sale Statistics April 2012

April 2012 showed another increase in sale for the Lutherville Timonium area.

$18,222,201 in homes sold in 21093, up 27.87% from $14,250,350 in April 2011. Average sales price was down 7% to $414,141.

Forty-four Timonium homes changed hands last month, versus 32 the April prior. Homes stayed on the market an average of 106 days before receiving an acceptable offer.

Half of the homes that sold were townhouses or condos, so that could be part of the reason the average sales price dropped. One of the homes that sold was over $2.5 million, and another over $1 million, though, as well!

Eighty-eight homes came on the market last month, and there were a total of 164 homes for sale in 21093. Fifty-two homes went under contract, hopefully setting May and June’s Timonium home sales to be strong.

I’ve mentioned many times how Timonium and Lutherville homes are vastly different — neighborhood by neighborhood and often street by street. This month we had home sales ranging from $150,000 to over $2.5 million. That is the perfect example of the variety of homes in 21093!

Towson and Timonium High Schools Rank High In Best High Schools 2012

Two Towson High Schools and one Timonium High School ranked high in US News and World Report’s Best High Schools edition for 2012.

Carver Center on York Rd in Towson ranked #242 nationally, Dulaney High School in Timonium #264 nationally, and Towson High School #267.

The scores are based on College Readiness (based on the number of students taking and passing AP exams,) Algebra test scores on the Maryland State exit exam, and English test scores on the Maryland State exit exam.

There are a number of Baltimore County Schools on the list, but these were the ones in the top 500! Here is a link to the report, focused here on Baltimore County.

Towson homeowners and Timonium homeowners are sure to be happy to see these numbers, because often times house values are helped by these reports.

Easter Egg Hunts Around Baltimore

With Easter coming Sunday, April 8, 2012, Easter Egg Hunts are popping up all over town this weekend and next.

Baltimore County Schools are off next week, so many families will be looking for fun activities to do!

Mays Chapel Elementary School Approved

Mays Chapel Elementary School was approved last night by the Baltimore County Public School board by unanimous vote.

There are many overcrowded schools in the Timonium and Towson area, and a new school was needed. The question that many in the Mays Chapel community had was, is this the best place for it?

Though it is understandable why many Mays Chapel residents may not be happy with the location, the Mays Chapel Park has been designated to be a school site for 25 years. It is currently a 20 acre park with walking paths and some nets.

It is located on Roundwood Drive right across the street from the Brightview Assisted Living, so the construction of the school, plus the additional traffic and noise could be a disturbance to those living there.

That being said, Baltimore County needed a new school to accomodate 700 students, and this is where it is going to be located.

The current plan is to use only about 10 of the 20 acres for the school. Hopefully those involved with planning will come together with the Mays Chapel community to plan a school and open area that is a good solution for all!

The new Mays Chapel Elementary School is slated to open in 2014.

Towson Hot Bagels in Timonium

Towson Hot Bagels is going in the Yorkridge Shopping Center in Timonium.

It is great to see another vacant space filled in that Lutherville shopping center. Golfsmith is going in where the old Borders Bookstore used to reside, and this is where Cosmo Prof Salon Supply and the closed Mailbox Etc were located.

Mom’s Organic Market has been a great addition to the shopping center, and is in the same vicinity as the new Towson Hot Bagels.

Towson Hot Bagels is a popular eatery in Towson on Allegheny Avenue with bagels (surprise!), sandwiches, and salads. Despite its’ close proximity to where I live in Towson, I have only been there once.

Their expansion into Timonium is a welcome addition (especially to those of us whose Timonium real estate office is right behind there!)

I am particularly excited about the salt bagel they carry, which most bagel places do not make. I have found the one place currently near my office that does puts a bit too much on…and rumor has it THB has the best. I’ll let you know after they open!

Chestnut Ridge Country Club Sale

The Chestnut Ridge Country Club in the Falls Rd Corridor closed its’ doors last year, and now the property has reportedly been sold to a developer, bringing the question as to what may go into the 232 acres the club inhabited.

The Falls Rd Community Association says in a post on their website that the property has been purchased by a company owned by Armando Cignarale, who runs Cignal Corp, which has developed projects such as Lighthouse Landing, Northshore, and the Moorings in Downtown Baltimore‘s Canton area, according to Cignal Corp’s site, as well as part of the Hunt Valley Station community, Chapelgate in Timonium, the Fields at Seminary and Seminary Springs in Lutherville.

The Chestnut Ridge Country Club property is currently zoned RC5, which would allow for the potential of 155 houses being built on the site.

Councilwoman Vicki Almond has raised the issue of the property’s zoning and its’ possible impact on the streams, ponds, and the Jones Falls watershed. It is possible that the zoning would be changed to RC6, rural conservation and residential, cutting down on the potential number of homes that could be placed onsite. Changing the zoning to RC6 would mean a minmum of 1 acre sites, and .2 lot per acre, which would reduce the number of homes by a significant amount, especially since there would be conservancy areas required as well.

Abrakadoodle Timonium Art Studio

Abrakadoodle is a nationwide art studio for children with classes and art education unlike any other.

The art education program has won numerous awards, and now Timonium is lucky enough to get a studio of their very own!

The youngest of kids (beginning around age 2) have basic classes, while older ones (up to age 12) can get as specific as Anime and cartooning.

This summer they have camps scheduled, some full day, some half — all summer or week-long classes.
