Towson 21204 home sales in June 2012 were down slightly from the same point last year.

$8,670,901 in homes sold in the West Towson area, down 5.30% from last June’s $9,156,500. The average sold price was down 38.24% to $376,996, since last year’s average was $610,433.

A big difference from last June is that a lot more homes sold, which would skew the average sales price. Last year 15 homes sold, and with that high average, it tells me that most likely some large Ruxton homes changed hands last June. This year 23 homes sold, four of which were condos under $200,000 (one under $100,000!) One home sold for over $1M.

The average days it took for these 23 Towson homes to sell was 72 days, up from the 36 days it took last year. Again, though, eight less homes sold last June!

Twenty-six homes came on the market in June, while fourteen homes went under contract. Sixty-eight homes were actively on the market in 21204.

This was a bit of a letdown after May’s results, where huge increases were seen.
