Towson homes needed!

Well, and Pikesville, Locust Point, Timonium, and Hunt Valley homes.

I just got off the phone with Steve Kilar at the Baltimore Sun, as he was reviewing the data from Baltimore home sales in November 2012. The numbers looked good — really good — for November!

We discussed why, year-over-year this is the case, and the biggest reason he called me is because I have been discussing, vocally, on twitter, about the lack of Baltimore homes for sale!

I have four new homebuyers who are ready to move, and there is not much they would consider buying. And the really nice, well-priced homes that come on the market in their areas of interest are selling like crazy.

One had FIVE offers. Yes, FIVE.

I had three offers on the Mays Chapel condo I had listed late October, and it settled last Monday.

What does this all mean? It means that there is not much inventory — meaning not many homes for sale — in many areas. If something new, fresh, well-maintained, staged, upgraded, and priced well comes on the market, it is selling quickly, because there are more buyers out there than there are homes in top-shape condition for sale.

SO, call me if you have a Towson house, Timonium house, Hunt Valley house, Roland Park house, Locust Point house, or Pikesville townhouse to sell. I know I am not alone when it comes to trying to find the right house for my buyers!

Depending on your situation, it really may be the best time to sell your home — there are a lot of buyers out there looking!
