The Baltimore housing outlook for 2026 from Bright MLS, our local MLS provider, shows an increase in existing home sales as well as an increase in inventory for buyers to choose from. The median sales price is still expected to rise again next year.

The Baltimore home sales forecast for 2026 is for 34,977 homes to sell, which would be an increase of 9.6% from 2025’s forecast of 31,908 homes sold. The increase between 2024 and 2025 was 0.2%.

The Baltimore real estate median sales price forecast for 2026 is $412,110, which would be an increase of 2.5% from the 2025 forecast of $401,984. The 2025 forecast was an increase of 3.9% from 2024, when the median Baltimore home sales price came in at $387,000.

The amount of Baltimore homes be on the market at the end of 2026 is expected to rise. A total of 6,395 Baltimore homes are expected to end up on the market at the end next year, which would be an increase of 16.1% over 2025’s forecast. The forecast of 5,510 homes on the market at the end of 2025 was an increase of 35.6% over 2024, where the actual number of homes that were on the market was 4,065 at the end of 2024.
