Maryland real estate market trends are being put together by our MLS, Bright MLS. Here is the update for the week ending October 3, 2021.
Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.
Starting on page 24 of the Bright MLS multi-state report 10/10/2021, the Maryland real estate data shows the following:
Last week, there was 1.19 new contract written for every new listing again, which means that this past week, there were not enough houses for sale then homes that went under contract for the twelfth week in a row.
In Maryland, the daily number of “New Active Listings” added to the market from 10/3-10 from last report dropped slightly, coming in just under 2019 numbers and remaining below 2020 numbers. Listings last week were at 89.9% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 123.3% of the amount this same week that year.
New pending listings from 10/3-10 also dropped slightly this week, remaining below 2020 for a ninth week in a row. They were at 98.9% of the same time frame last year, and 119.2% compared to 2019.
Closings plummeted last week, along the same trajectory as last year. Closings stayed above 2019 numbers yet remaining below 2020 numbers. Closings were at 123.1% compared to 2019, and were at 98.2% compared to the same week from 2020.
