Maryland real estate market trends are being put together by our MLS, Bright MLS. Here is the update for the week ending September 12, 2021.
Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.
Starting on page 24 of the Bright MLS multi-state report 09/12/2021, the Maryland real estate data shows the following:
Last week, there was 1.02 new contract written for every new listing, which means that this past week, there were not enough houses for sale then homes that went under contract for a seventh week in a row.
In Maryland, the daily number of “New Active Listings” added to the market from 9/5-12 from last report dropped, coming in above 2019 numbers and remaining below 2020 numbers. Listings last week were at 109.5% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 94.9% of the amount this same week that year.
New pending listings from 9/5-12 dropped again this week, staying below 2020 for a fifth week in a row. They were at 93.1% of the same time frame last year, and 105.4% compared to 2019.
Closings plummeted this past week, but remained above both 2020 and 2019 numbers. Closings were at 108.8% compared to 2019, and were at 106.7% compared to the same week from 2020.
