Towson 21204 home sales in March 2013 were up in a big way from March 2012.

The total volume of Towson homes sold in March was $3,517,900, up from 2,371,000 same time last year. This is a 48.37% increase! This is a about the same volume as we saw last month,  21204 home sales February 2013, where $3,381,844 sold.

Eight homes sold in March, one more than a year ago at this time, which goes to show just how much the average sales price rose. The average sales price for homes that settled last month was $469,338, which is up 35.98% from the average sales price of $345,157 in March 2012.

Twenty-eight Towson homes came on the market in March, while 15 received acceptable contracts. The number of homes that went under contract is down significantly from last year where we saw 26 homes come on and 26 homes sell in that one month time period.

There could be a few reasons for this – this month we saw more higher priced homes sell and come on to the market, which may have less buyers available to purchase. “Jumbo loans” are harder for buyers to qualify for, so those higher priced homes may take longer to sell.
