The 2025 Maryland Housing Market Statistics show a 3.1% decrease in units sold.

The 2025 Maryland home sales price average was up 3.7% to $513,651.

Though homes coming on the market were up, new pending sales and active inventory were down.

For the 2026 Maryland real estate market, buyers and sellers should be prepared for interest rates continuing on the higher end above 2021 and 2022 rates. Also, like 2023, 2024 and 2025, there may not be much inventory, so Baltimore homebuyers could potentially need to be prepared to be competitive for a well-priced home, depending on the area and circumstances.
