The Baltimore Home Demand Index for February 2026 is 69, which is up 14 points from last month, remaining in the “Limited” category from the Baltimore home demand index for January 2026 that was “Limited” at 55. (Please note that the index is one month behind, meaning the data for the February report is from January 2026 data.)

This is a multi-area overview of Baltimore area home sales for the prior month. It includes Anne Arundel, Baltimore City, Baltimore, Carroll, Harford, and Howard counties. Your Baltimore neighborhood’s value may have different scenarios, prices and timelines than this general area report.

Baltimore condos above $410,000 continued to be in higher demand than other types of homes in the Baltimore real estate market.

For Baltimore single family homes under $370,000, the market remained in the “Limited” category at 64, (up from “Limited” at 55 in January,) $370-845,000 was also “Limited” at 64, up from “Limited” at 51 last month, and above $845,000 was “Limited” at 58, up from “Limited” at 42 in January.

Baltimore Condos below $410,000 rose into the “Steady” category at 99, up from the “Slow” Category at 72 last month. Condos above $410,000 rose into the “Moderate” category at 110, up from the “Slow” category at 74 in January.

Townhouses have only one category – any/all townhouses in the Baltimore area, and that rose into the “Slow” category at 76 from the “Limited” category at 59 last month.

We are continuing to see a changing Baltimore real estate market. This month showed a rise in demand all types of Baltimore home sales.
