The Baltimore Home Demand Index for January 2026 is 55, which is down 16 points from last month, falling into the “Limited” category from the Baltimore home demand index for December 2025 that was “Slow” at 71. (Please note that the index is one month behind, meaning the data for the January report is from December 2025 data.)

This is a multi-area overview of Baltimore area home sales for the prior month. It includes Anne Arundel, Baltimore City, Baltimore, Carroll, Harford, and Howard counties. Your Baltimore neighborhood’s value may have different scenarios, prices and timelines than this general area report.

Baltimore condos above $407,000 continued to be in higher demand than other types of homes in the Baltimore real estate market.

For Baltimore single family homes under $370,000, the market remained in the “Limited” category at 55, (down from “Limited” at 59 in December), $370-845,000 was also “Limited” at 51, down from “Limited” at 60 last month, and above $845,000 was “Limited” at 42, down from “Slow” at 71 in December.

Baltimore Condos below $407,000 remained the “Slow” Category at 72, down from the “Slow” category at 85 last month. Condos above $407,000 fell into the “Slow” category at 74, down from the “Moderate” category at 116 in December.

Townhouses have only one category – any/all townhouses in the Baltimore area, and that fell into the “Limited” category at 59, down from the “Slow” category at 77 last month.

We are continuing to see a changing Baltimore real estate market. This month showed drops in demand all types of Baltimore home sales.
