The Baltimore Home Demand Index for August 2026 is 87, up three points from last month, remaining in the “Slow” category from the Baltimore home demand index for July 2026 that was “Slow” at 84. (Please note that the index is one month behind, meaning the data for the August report is from July 2026 data.)

The Baltimore home demand index is a report created by T3/Bright MLS, which is the company that runs our Baltimore real estate multiple listing service.

This is a multi-area overview of Baltimore area home sales for the prior month. It includes Anne Arundel, Baltimore City, Baltimore, Carroll, Harford, and Howard counties. Your Baltimore neighborhood’s value may have different scenarios, prices and timelines than this general area report.

Please note that the formatting and price ranges changed again this month, so the data ranges may be different than previous months.

Baltimore condos above $420,000 rose to be in higher demand than other types of homes in the Baltimore real estate market.

For Baltimore single family homes under $375,000, the market stayed the “Slow” category at 68m which is a drop from 81 in July. (The online report indicates this was at 66 last month, which says to me there is a different subset of data the research is using for the report.)

Baltimore single family homes in the $375-870,000 price range was “Slow” at 85, which is down from “Steady” at 108 (again, online shows this as 85, which is not what it said last month). Above $870,000 was “Steady”  at 104, down three points from “Steady” at 108 in July.

Baltimore Condos below $420,000 fell into the “Steady” category at 109, which is down from the “Moderate” category at 110 last month. Condos above $420,000 also fell into the “Steady” category at 106, down from the “Moderate” category at 124 in July.

Townhouses have only one category – any/all townhouses in the Baltimore area, and that rose into the “Steady” category at 92, up from the “Slow” category at 87 last month.

We are continuing to see a changing Baltimore real estate market. This month showed mostly a decrease in demand for most types of Baltimore home sales.
