The Baltimore home demand index for July 2024 is 77, down ten points from last month, remaining the “slow” category from the Baltimore home demand index for June 2024 that was “slow” at 87. (Please note that the index is one month behind, meaning the data for the July 2024 report is from June 2024.)

Please note that is a multi-area overview of Maryland home sales for the prior month. It includes Anne Arundel, Baltimore City, Baltimore, Carroll, Harford, and Howard counties. Your Baltimore neighborhood’s value may have different scenarios, prices and timelines than this general area report.
For this month’s report, Baltimore condos above $390,000 continued to be in higher demand than other types of homes in the Baltimore real estate market.
For Baltimore single family homes under $350,000, the market was “Limited” at 60 (down nine points from “Slow” at 69 for June), $350-800,000 was “Slow” at 79 (down nine points from “Slow” at 87) and above $800,000 was “Slow” at 79 (down 28 points from “Steady” at 107.)
Baltimore Condos below $390,000 fell into the “Slow” range at 83, down from 105 last month. Condos above $390,000 rose into the “High” range at 133, up from the “Moderate” range at 126.
Townhouses have only one category – any/all townhouses in the Baltimore area, and that stayed in the “Slow” range at 79, down from 88 last month.
We are continuing to see a shifting Baltimore real estate market. This month saw drops in a all but one category from last month.
