Baltimore real estate market trends are collected and documented by our MLS, Bright MLS. Here is the update for the week ending April 23, 2023.

Bright MLS currently covers seven states, so there is data for a number of areas. This week, the data was changed to show metropolitan area data, and shows different information than in the past.

 

Starting on page 16 of the Bright MLS real estate report 04/23/2023, the Baltimore real estate data shows the following:

In the Baltimore real estate market, new pending listings from 4/16-23 rose, remaining well below 2019, 2021 and 2022 numbers. They were above 2020 numbers, but the 2020 numbers are not normal, as we were in a “stay at home” order for the next few weeks that year. New pending sales were down 17.1% from this time in 2022.

The weekly median number of days for a home to receive an acceptable contract fell, as they had been the highest above 2019-2022 numbers before.

The weekly median list price also fell, falling slightly below 2022 numbers, but remaining well above 2019-2021 numbers.
