Towson home sales in August 2012 were up a bit from August 2011!

A total volume of $5,424,000 sold in 21204, up 19.79% from last August. What I find very bizarre is that the average sold price was up the exact same percentage (19.79%) to $387,429. This is a bit of a decrease from 21204 home sales July 2012, where $6,100,500 sold.

Fourteen homes sold in August, same as last year at the same time. It took an average of 130 days for a 21204 home to go under contract. Three homes sold in less than 10 days, while three more in less than 20, and another three in less than 6o. One home took over 721 days to sell, which skews the average a decent amount, when only 14 homes settled!

Nineteen homes came on the market last month, again, the same amount as August 2011. A total of 28 homes were pending in August, up a significant amount (75%!) from last year, when 16 homes did. There were 64 homes for sale in 21204, ten less than a year ago.
