The Towson 21286 zip code saw a minor drop in home sales in July 2012 compared to July 2011.

The total volume of sales for June was $4,211,000, down from $4,297,000 last year. Also down was the average sales price, a drop of 14.25% to $263,188 from $306,929.

Sixteen homes changed hands, and the average time it took to receive acceptable contract was 123 days. Three homes sold within the first ten days on the market, and another three in less than a month. Three more sold in less than two months, but then four others took between six months and a year to sell, and one took more than a year.

Sixty-seven homes were actively on the market in 21286 last month, with 15 of them new to the market in July.  Twenty-four homes went under contract, many more than came on the market! Last July, only 17 homes sold with 29 new to the market, so this is a big reversal, in a great way, for the Towson area.
