A new Trader Joe’s is slated to open in Anneslie in Baltimore County right by the Baltimore City line.

What does this mean for homeowners in Anneslie, Rodgers Forge, and neighborhoods right by the Baltimore City line?

It could potentially forecast a rise in Anneslie home values.

Why?

Back in 2015, RealtyTrac was one of the first to analyze and publish data of homes surrounding Trader Joe’s locations.

According to RealtyTrac data in 2015,

“RealtyTrac analyzed the home values and property taxes for 1.7 million homes, condos and co-ops in 188 ZIP codes with at least one Whole Foods store (and no Trader Joe’s stores) and 2.3 million homes, condos and co-ops in 242 ZIP codes with at least one Trader Joe’s store (and no Whole Foods stores). The result of this research showed that homeowners near a Trader Joe’s experienced an average 40 percent increase in home value since they purchased their property, compared to 34 percent appreciation for homeowners near a Whole Foods; the average appreciation for all ZIP codes nationwide is also 34 percent.”

RealtyTrac compared Trader Joe’s and Whole Foods at that time. Both stores generally have often opened in similar areas.

More recently, this year, 2026, Aziz Sunderji, who is a housing market strategist and founder of the website home-economics.us , discovered that home prices in areas where a Trader Joe’s opens outperform the national average by 6% for three years after the grocery store moves into the neighborhood.

Sunderji indexed over than 32,000 grocery store openings (using Federal SNAP retailer authorizations) going back to 1975. He then compared them with home price data from the Federal Housing Finance Agency by ZIP code.

He was interviewed by Realtor.com in an article about his research.

According to the Realtor.com article, Sunderji’s research notes that Trader Joe’s targets new store openings in neighborhoods where there are at least 36,000 college-educated residents within five miles, a median age of 44, and a minimum of 60% of the area residents are homeowners, so they specifically target areas where they foresee growth anyway. This means the store itself is most likely not the main reason for a rise in home prices, but that Trader Joe’s is very detailed their research and are carefully choosing new locations where they believe home values are likely to rise.

In any case, it is exciting that a new Trader Joe’s is on the way in Baltimore County right by the city line!
