Maryland housing statistics for April 2026 were released by the Maryland Realtors in May.

The number of home sales in Maryland in April 2026 was down 3.3% from the same time last year. 5,728 homes sold last month vs 5,922 last April.

The average sales price was up 0.3% from this point last year. The average sales price was $522,682 in April 2026 vs $521,061 last April.

Pending units were up last month, up to 6,249 from 5,976 last August.

New listings were down a lot, with 7,973 homes for sale last month vs 9,456 at this time last year.

The two above stats translated into lower active inventory with 14,584 homes for sale vs 17,725 last April.
