A piece of the puzzle that many buyers look for is staged homes.
What is a staged home?
Well, there are different types of staging that can be done.
One, is where the seller of a home still lives in the home, and the seller’s current items are used to help set the staging for the home sale. (I try to remind sellers that once you decide to sell your home, you are trying to make it so it is no longer your home!)
For this type of staging, it is more about advice on decluttering, removing pieces of furniture, moving furniture around, potentially adding other pieces or lamps and lights, possibly referring the seller to a painter to have rooms painted and neutralized, and potentially having the seller replace carpet or refinish floors. Sometimes, a professional organizer may be recommended to help the seller get the house ready to sell.
A second is a vacant home where there is no furniture. On a smaller home, my colleague, Judy Dubots, has some items she can bring in to make the house feel more homey. For this type of staging, the seller may also be referred to a painter and a floor person if necessary.
A third is a combination of both. Are there rooms you aren’t using, but you are still living in the home? A combination of staging strategies may work.
We have found these strategies to help tremendously when having buyers come through to look at homes.
Not every home that you see on HGTV was ready to show before the home was on the market (or on TV!) It sometimes takes a team of professionals to get a home ready for showing.
Each market area, even within Towson, Timonium, Hunt Valley, and Baltimore, can be different, and may be best served by varied levels of staging.
