Timonium home sales for May 2012 were up 37.41% from May 2011.
This is a continuation of the climb we saw last month in 21093 Home Sales April 2012.
Fifty-two homes changed hands in Lutherville Timonium last month, up over 33% from 2011 where 39 sold. The total sold volume was $18,195,500, while $13,242,125 sold last year at the same time.
The prices were up slightly, with an average sales price of $349,913. We had a very expensive home sell in Lutherville, over $1M, and a very low Timonium condo for under $100,000, so this month showed the wide variety of homes we have in the Lutherville Timonium area.
Another big change, is that by the end of May, there were only 155 homes actively for sale in 21093. That is a 28.24% drop from the same month last year, where 216 were available for buyers. Less inventory on the market is generally good for home sellers!
Sixty one homes came on the market, while 57 went under contract. It appears that almost as many as come on are selling within the month — which is part of the reduction in homes actively for sale for buyers! (For reference sake, 57 homes also went under contract last May — but 81 came on the market!)

Lutherville and Timonium share the 21093 zip code, and there are many different types of homes in the area.
