When is the best time to list a house for sale in Towson?
The best answer really is: Whenever the seller is ready.
The second best answer, according to Realtor.com historical data: The week of 3/23/2025 OR according to Zillow data: End of May.
Realtor.com states for the Baltimore area, the week of 3/23/2025 is the best week to list, though nationwide, it is April 13-19.
The specific week of April 13-19 is from Realtor.com data looking at seasonal trends from 2018-2024 (minus 2020), and calculating a score for each week, based on multiple of housing criteria. Those housing criteria include: Competition from other homes (Current Active and New Listings), Current Listing Prices, Average Days on Market for Sold Homes, and views per property on Realtor.com.
According to Realtor.com, the benefits of listing a home for sale the week of April 13-19, 2025 at a national level is based on combined market conditions that specifically favors sellers. This includes above-average sales prices, above-average homebuyer demand, and less competition from other sellers whose homes haven’t hit the market yet.
All of the above being said, Realtor.com notes that the national housing market remains undersupplied – with more demand from buyers than houses available for sale, so a well-priced, move-in ready house is probably going to find success whether listing the week of April 13-19 or another time frame.
Zillow, on the other hand, has data showing that nationwide, the end of May is the best time to list a house for sale. Zillow’s 2024 data shows that sellers who listed their home during the last two weeks of May netted an additional 1.6% on the sale of their home versus other times of last year. Zillow does note that in general, sellers net better-than-average returns if they list their home between March 15 and July 31, which is a very wide span of the year.

It is interesting how two large data sources come up with very different time frames for the best time to sell a house.
Generally, Spring is when the Baltimore real estate market starts to heat up. There are many factors in the time frame, like temperatures and whether we have a late snow in the Spring, which can push the market back a little. Spring Breaks for schools also can sometimes affect timing, with 2025 having more differences in Spring Breaks than last year, so that could affect the Baltimore real estate market as well.
Which brings me back to: The best time to list a home in Baltimore is whenever a seller and house are ready!
