Timonium ShopRite

The new ShopRite in Timonium has opened, and it is beautiful!

Located in the old Timonium Superfresh, which closed recently, the space has been redesigned, updated, and refreshed. Even the parking lot has been repaved!

I was lucky enough to be able to go on the day of the grand opening. The staff was very helpful, and created a great first impression of the new grocery store.

I could only stop in briefly, but am looking forward to going back soon. It is just down the street from my Timonium real estate office!

Wonderful Clients Who Make Me Smile

Last night I went on a listing appointment, a referral from an agent in another state.

Their home is beautiful, and I am excited to have been chosen as their listing agent It will be on the market within the next day.

What was even more beautiful was their spirit, and I wanted to share.

They hugged me despite the news that I gave them about the value of their home. They welcomed me into their home and lives, and treated me like family. When I returned today for photos, they hugged my colleague too, and gave us tomatoes from their garden!

Times like these remind me how much I enjoy being in the real estate business, where trust and confidence are shown. They will expect a lot out of me, just like my family would. And I will give them all I can!

Baltimore County Restaurant Week Summer 2011

The third Baltimore County Restaurant Week will be August 12-26, 2011.

Many different restaurants are participating — a lot of new ones since January’s Winter edition!

Many new additions from the West Side of Baltimore County, with a number in Owings Mills, Catonsville and Pikesville, as well as Randallstown, Glyndon, and Randallstown.

On the East Side, a good showing from Parkville and Perry Hall, as well as one each in Essex and Dundalk.

Northern Baltimore County showcases the Milton Inn, who first began Baltimore County Restaurant Week last summer, Friendly Farm in Upperco, and the Grille at Peerce’s in Phoenix.

In Hunt Valley/Cockeysville: Barrett’s Grill NEW in Hunt Valley Towne Centre, Ristorante Lil’ Tony’s, The Oregon Grille, Patrick’s Restaurant and Pub, and Vito’s Cafe are participating.

Timonium restaurants have a good showing, with Basta Pasta, Christopher Daniel, Liberatore’s Ristorante (the Perry Hall one will be participating as well), Michael’s Café, and The Peppermill.

Lunches and dinners will be $10.11, $15.11, $20.11, $25.11, $30.11, $35.11. Reservations are highly recommended!

Baltimore County Restaurant Week overlaps with Baltimore Restaurant Week this year by two days.

Baltimore Restaurant Week is August 5-14. So dine out in the City then go out to the County for some fantastic specialty menus!

Hunt Valley Towne Centre Summer Concert Series

We’re nearing the end of July, and the Hunt Valley Towne Center Summer Concert Series has two more months of entertainment!

Each Friday night from 7:30-9pm, live performances from bands will play right in the center section of Main St.

So come to Hunt Valley for a free concert, some great shopping, food, and more!

Baltimore Restaurant Week Summer 2011

Baltimore Restaurant Week Summer 2011 is coming up quickly, and there are a lot of restaurants participating!

As usual, the restaurants that are open for lunch will have prix-fixe menus for $20.11, and dinner will be $35.11 for three courses.

August 5-14, 2011 are the dates, and for the second time this year, the proceeds from Baltimore Restaurant Week will benefit “The Journey Home”, which is a program trying to end Homelessness in Baltimore within the next 10 years. There will be donation boxes at each of the restaurants to give to the charity.

Reservations are highly recommended, and you can make them through the site’s website.

So enjoy some fantastic food at terrific restaurants for a wonderful price. Baltimore Restaurant Week is an amazing event!

Hunt Valley Home Sales Statistics June 2011

Hunt Valley saw a large drop in total home sales, and a decent percentage in average sale price for homes in June.

The 21030 zip code, which branches both Cockeysville and Hunt Valley, saw a 44.40% drop in total sales in June 2011 versus the same period last year, down to $7,109.497 from a high of $12,786,900 in 2010. The number of sales dropped from 26 to 17 as well.

Average sold price was down 14.96% from $491,804 last year to $418,206 this year. This could be partially due to location within the 21030 zip code, as some areas draw higher prices than others. Townhouses actually averaged higher than last year, while detached homes’ average dropped from $674,467 last year to $500,682 this year.

25 new homes came on the market in June, making for a total of 101 active listings for sale in Cockeysville. 18 homes went under contract.

Facebook Dangers in Buying a House

You’re a Towson homebuyer, and you’re very excited about the house you saw yesterday.

You post on facebook about how you think you may have found the house of your dreams.

20 people comment, congratulating you.

Two happen to be friends with the seller’s listing agent.

That person (the seller’s listing agent) sees their comments.

You, Mr. Towson Homebuyer have just lost your negotiating power with the seller, because the seller now knows just how badly you want the house.

What many people don’t understand about Facebook and other social networking sites, is that what you may think is private can end up not being so. Whatever you put out there, even if just for your “friends”‘ or “family” can end up in someone’s hands that you didn’t intend. Many times it won’t affect you, but in situations such as buying or selling a house, it truly can.

So when you see that house of your dreams, try to keep it in or call your friends until you’ve settled, and the house is yours. It will be even more exciting then — and it will be YOURS!

Artscape 2011

Artscape 2011 is July 15-17 in Baltimore, and there are many activities to enjoy!

Headliners on the Wells Fargo stage include Fantasia, from American Idol and Broadway fame, G Love and Special Sauce, Pietasters, and Matisyahu. You can see these very popular performances for FREE — no tickets required!

This is the 30th Annual Artscape, a free arts event in Downtown Baltimore. It is the largest free arts festival in the US!

There are visual arts, performing arts, the concerts, and more. There are kids activities including crafts, arts workshops, storytelling corner, gamescape with video games on display (and to play!), the Rabbit Hole, plus street theatre.

What a great, free event for all in Baltimore.

Timonium Home Sale Statistics June 2011

Timonium home sale statistics showed minor drops in June 2011 from the same period last year.

June 2011 was much better than May 2011 21093 home sales statistics!

Sold dollar volume was down 6.84% from $20,528,050 last June to $19,124,100 this June.

The great news is that the average sales price in 21093 rose 5.95% to $374,982!

Seven less houses sold, but days on the market were less as well.

67 homes came on the market in June, and there were a total of 219 active for sale. 47 homes went under contract.

Compared to other areas around us in the Baltimore real estate marketplace, Timonium real estate is holding strong, and is seeing a bit of a comeback this month.
