Maryland housing statistics for August 2025 were released by the Maryland Realtors in September.

The number of home sales in Maryland in August 2025 was down 9.1% from the same time last year. 5,830 homes sold last month vs 6,411 last August.

The average sales price was up 4.5% from this point last year. The average sales price was $519,410 in August 2025 vs $497,026 last August.

Pending units were up last month, up to 6,249 from 5,976 last August.

New listings were down a lot, with 6,550 homes for sale last month vs 8,021 at this time last year.

The two above stats translated into lower active inventory with 14,800 homes for sale vs 14,871 last year.
