Maryland housing statistics for May 2025 were released by the Maryland Realtors in July.

The number of home sales in Maryland in June 2025 was down 1.13% from the same time last year. 6,479 homes sold last month vs 6,563 last June.

The average sales price was up 3.9% from this point last year. The average sales price was $543,801 in June 2025 vs $523,181 last June.

Pending units were up last month, up to 6,799 from 6,562 last June.

New listings were down, with 7,295 homes for sale last month vs 8,424 at this time last year.

The two above stats translated into just slightly higher active inventory with 14,060 homes for sale vs 14,026 last year.
