Coronavirus Maryland real estate market trends are being put together by our MLS, Bright MLS. Here is the update for April 16, 2020.

A reminder from past weeks’ posts, Bright MLS covers a large swath of states, so they have statistics for a number of areas, but then they drill down to specific state data.

Starting on page 26 of the Bright MLS multi-state report 04/16/2020, the Maryland real estate data shows the following:

In Maryland, the daily number of “New Active Listings” added to the market from 4/9-16 was much lower than last year at the same time. For example, on Monday (this year, 4/13) 237 homes came on the market. Last year, 303 new homes were added to the market. Thursday, April 16 this year 272 homes came on the market vs 349 last year.

New pending listings are down significantly. On April 13 this year, there were 248 homes that went under contract vs 432 at the same time last year. April 14 – 248 vs 457 in 2019, April 15 – 220 vs 434, April 16 – 253 vs 394.

The daily showing activity has definitely dropped off, though there was a meet up on Thursday, April 16 where there were approximately the same amount of showings as last year. It is following the same peaks and valleys as last year, but in general at a much lower level. For example, the second Saturday in April 2019 had 5,928 showings, while this year there were 4,345 recorded.
