Coronavirus Maryland real estate market trends are being put together by our MLS, Bright MLS. Here is the update for April 23, 2020.

A reminder from past weeks’ posts, Bright MLS covers a large swath of states, so they have statistics for a number of areas, but then they drill down to specific state data.

Starting on page 26 of the Bright MLS multi-state report 04/23/2020, the Maryland real estate data shows the following:

In Maryland, the daily number of “New Active Listings” added to the market from 4/20-23 was lower than last year at the same time. A good example of this is Thursday, where last year 401 homes listed, while this year 313 did.

New pending listings from 4/20-23 are down about the same percentage. For example, Tuesday, 4/21, last year there were 410 houses placed under contract, this year at the same time, 279.

The daily showing activity appears to have picked up some this week. It is generally following the same peaks and valleys as last year, just at mostly a slightly lower level.
