I was honored to be asked by the esteemed Real Estate Wonk, Jamie Smith-Hopkins, to be her first guest post for her Baltimore Sun blog.
Jamie’s posts are always insightful, chock full of information, plus great statistics and details interpreting the data.
Should this post be well received, I may be doing more in the future.
Today’s Baltimore Sun Real Estate Wonk column was about what to do to sell your townhome in Timonium, as I currently have listed two of the 43 townhouses for sale under $400,000 in the 21093 zip code.
In researching the area in detail, and realizing the depth of the number of houses competing for the same buyers, I realized I needed to help my sellers understand the market on a whole new level than ever before. Thus began the blog post. I am hoping this helps sellers best prepare their house for sale.
Homes need to be clean, neutral, and priced well. Remove clutter & consider staging. A buyer needs to be able to see themselves in the home. Remember, once you’ve decided to sell your house, it is no longer your home. Your goal is to have it be someone else’s!

Charles St Ramp to Westbound 695 to be Closed

The Charles St construction continues and will cause more snafus beginning this week as the ramp to Westbound 695 will be closed beginning Tuesday.
The sign announcing the closure went up last week.
The Charles St entrance to 695 East is still closed.
It appears the ramp to Bellona from Charles St, with the entrance to 83N & 695W will be open at this time.
Alternate routes would be York Rd, which is not a far jaunt, and Falls Rd, which is to the west of Charles St off Joppa Rd, coming from the other part of Bellona.
Be cautious and watch for directional signs to help navigate through the closures.
What a Government Shut Down Could Mean for House Sales

NAR did an analysis of what a Government shut down could mean for those trying to either buy or sell a home. It’s not good for either.
On the Realtor.org website, they discuss the implications:
- FHA would not be able to insure/endorse any new loans.
- IRS cannot process federal tax returns. This means that if your bank is requesting your 2010 return for your loan, and you have not filed yet, you would not be able to get this. Also, if you were planning to use any money from a possible refund, you would not be able to get that money, since they will only be processing payments.
- USDA loans, if not fully committed, would not be able to be processed until funding legislation is enacted (even past the government restarting).
Other things that I have been discussing with others that government employees attempting to get loans need to take into consideration should the government shut down:
- Employment Verification. If you work for the government and your bank needs to do their verification of employment, is that person who does the verification there?
- If you are a “non-essential” government employee, are you currently being paid? Does this affect your qualification for the loan?
This could be devastating for those who are under contract and hoping to close in the next few weeks. Banks will not be able to start the FHA loan process, order appraisals, or get case numbers until resolved.

This Month in Real Estate for April 2011 is out!
First, Jay Papasan discusses the numbers. The current national average for a mortgage rate is 4.8%, according to Freddie Mac.
Then he discusses how much time you should spend with an agent before looking at homes.
The first step should be a buyer consultation, that should last an hour to hour & 1/2. Part of the goal of the buyer consultation is to be able to view the least amount of homes possible to find a perfect match. Much of this is due to the consultation and how much is learned by the agent, and the buyer, about what they really need and want in a home.
Bryon Ellington talks about the important things in buying your first home:
- Get an expert guide. (A professional real estate agent!)
- Which is more important? Location or size?
- What are the benefits of buying a fixer-upper versus a home in good condition? (My additional thought: Does your loan type ALLOW you to buy a fixer-upper?)
- How do you maximize home value appreciation?
- Is neighborhood stability a priority?
- What features and amenities offer the best resale value?

Paper Shredding at The Avenue at White Marsh

The Avenue at White Marsh has a number of events on a regular basis, especially as the weather gets warmer.
One event that is good for your Baltimore County house is their upcoming “Secure Your ID” Day with the Better Business Bureau on Saturday, April 16, 2011 from 8am-12pm.
With Identity Theft on the rise, security experts recommend shredding old paperwork to ensure that those personal documents do not fall into the wrong hands. The Avenue decided to host the event as a courtesy to their Baltimore County neighbors, and help them to clean out up to three boxes or bags of papers!
The Better Business Bureau will also be on hand to hand out information on tips and resources to help you protect your identity.
Also going on from 8:30-10 that morning is Breakfast with the Easter Bunny at Red Brick Station. There is a $7 charge and you must sign up in advance, but while you wait in the car line to have your valuable papers shredded, someone else can take the kids over to Red Brick Station to have some fun!

Should I Wait for House Prices to Drop?

A question that many buyers have been asking is whether they should buy a house now, or wait until prices drop.
Guest blogger, George Kennedy, of Wells Fargo Home Mortgage, offers some thoughts in his post.
Should I wait for prices to drop?
The question should not be whether or not house prices will fall, but whether your purchasing power will fall. A slight increase in interest rates can cost you tens of thousands of dollars on the life of your loan.
Take a look at the following example. A $250,000 loan at today’s 30 year fixed interest rate of 4.75% will have a monthly payment of $1,304. If the interest rate should rise to 5.5%, the same $250,000 house will have a monthly payment of $1,419. That is an increase of $115 per month. Over the life of a 30 year loan that is nearly $42,000.
So, the real question to ask is this….Do I think it is more likely for that house to drop in price $42,000 or that interest rates will rise by .75%?

April Fools Website Gags 2011

This April Fools Day has been a good one for the web.
Though we haven’t seen anything like the tremendous ones from last year like Baltimore’s Johns Hopkins University removing the “s” from their name, or Google changing their name to “Topeka”, there are some spectacular ones to share.
Google had a few fantastic ones, including a job opportunity for “autocompleters” with one of the job requirements of being able to type 32,000 words per minute, and Gmail Motion, complete with a printable set of instructions on how to move your body to “type” and a funny video of a guy “typing” an email with his body.
ThinkGeek was very clever too. They teamed with Apple and Playmobil to create the Playmobil Apple Playset, recreating an apple store. The best part is that you can buy the “line pack” to create a new product launch line, just like the real thing. TOO FUNNY! They even created a mock video describing the passion behind the project and product.
