Timonium home sales for July 2012 were up about 10% versus the same month last year.

Forty-seven homes in Timonium sold last month, five more than July the previous year. The total sold volume was $16,931,699, up 10.01% from 2011.

The average sold price was down a slight 1.69% to $360,249 from July 2011, but this was a $21,000 drop from the average seen in June 2012 Timonium Home Sales. Three of the homes that sold last month were priced $800-999,000, while five were $600-799,000. Eighteen of the sales were $200-299,000, and one condo sold for under $50,000, which is very unusual for the Timonium real estate market.

Again, like last month, a very big difference this July over last July is number of houses on the market.  There were only 166 homes in Timonium available for buyers to view and buy, versus 223 last July. That is a 25.56% drop in homes for sale in Timonium! In general, less homes for sale is better for sellers, because there is less competition for the buyers out there!

The average days it took for a home to go under contract dropped from 88 days last July to 77 this year. This is despite the fact that it took over 721 days to sell one home, and more than a year to sell another! Sixteen of the homes that sold received acceptable contracts within the first 10 days on the market, and another 10 within the first month. That is wonderful for sellers!

Sixty-five homes came on the market for sale last month, while 53 went under contract.
