Coronavirus Maryland real estate market trends are being put together by our MLS, Bright MLS. Here is the update for April 30, 2020.

A reminder from past weeks’ posts, Bright MLS covers a large swath of states, so they have statistics for a number of areas, but then they drill down to specific state data.

Starting on page 26 of the Bright MLS multi-state report 04/30/2020, the Maryland real estate data shows the following:

In Maryland, the daily number of “New Active Listings” added to the market from 4/27-30 was was down from last year at the same time. On Wednesday and Thursday, listings were at 258 and 374 new homes coming on the market versus 421 and 440 for the same days last year.

New pending listings from 4/27-30 showed a large drop from last year at the same time. Tuesday had 279 homes go under contract, while the same Tuesday last year had 510 homes go to pending. Wednesday and Thursday were at 317 and 289 vs  486 and 378 last year. Monday, 4/27, had seen a good uptick, which had been positive, but the rest of the week was down.

Closings shot up on Thursday, April 30 from the same point last year. It was also a huge jump from the day (and week) before. Thursday, April 30 had 610 homes close, where last year was much lower. There was a spike the two days before last year, so I wonder if it may be timing.

The daily showing activity slowed down this week, unlike the spike over the weekend. I will be interested to see how this weekend’s data appears.
