Maryland real estate market trends are collected and documented by our MLS, Bright MLS. Here is the update for the week ending November 21, 2021.

Please note that Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.

Starting on page 24 of the Bright MLS multi-state report 11/21/2021, the Maryland real estate data shows the following:

Last week, there was 1.36 new contract written for every new listing, which means that this past week, there were not enough houses for sale then homes that went under contract for the eighteenth week in a row.

In Maryland, the daily number of “New Active Listings” added to the market from 11/14-21 from last report fell again, coming in above 2019 but falling below 2020 numbers. Listings last week were at 94.7% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 111.9% of the amount this same week that year.

New pending listings from 11/14-21 also fell again this week, but went above 2020 numbers. They were at 102.2% of the same time frame last year, and 119.9% compared to 2019.

Closings spiked up last week. Closings stayed above 2019 numbers and rose above 2020 numbers. Closings were at 122.2% compared to 2019, and were at 92.9% compared to the same week from 2020.
