Maryland real estate market trends are collected and documented by our MLS, Bright MLS. Here is the update for the week ending November 28, 2021.
Please note that Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.
Starting on page 24 of the Bright MLS multi-state report 11/28/2021, the Maryland real estate data shows the following:
Last week, there was 1.80 new contract written for every new listing, which means that this past week, there were not enough houses for sale then homes that went under contract for the nineteenth week in a row. (This is the highest this year.)
In Maryland, the daily number of “New Active Listings” added to the market from 11/21-28 from last report fell again, coming in below both 2019 and 2020 numbers. Listings last week were at 83% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 98.2% of the amount this same week that year.
New pending listings from 11/21-28 also fell again this week, falling below 2020 numbers, but remaining above 2019. They were at 93.8% of the same time frame last year, and 127.1% compared to 2019.
Closings also dropped last week. Closings stayed above 2019 numbers but fell below 2020 numbers. Closings were at 105% compared to 2019, and were at 98.7% compared to the same week from 2020.
