Maryland real estate market trends are collected and documented by our MLS, Bright MLS. Here is the update for the week ending December 19, 2021.
Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.
Starting on page 24 of the Bright MLS multi-state report 12/19/2021, the Maryland real estate data shows the following:
Last week, there was 1.53 new contract written for every new listing, which means that this past week, there were not enough houses for sale then homes that went under contract for the twenty-second week in a row.
In Maryland, the daily number of “New Active Listings” added to the market from 12/12-19 from last report dropped, remaining above 2019 numbers, but below 2020 numbers. Listings last week were at 93.5% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 113.8% of the amount this same week that year.
New pending listings from 12/12-19 dropped this week, remaining below 2020 numbers, and remaining above 2019 numbers. They were at 92.4% of the same time frame last year, and 111.4% compared to 2019.
Closings jumped up last week. Closings stayed above 2019 numbers and met 2020 numbers. Closings were at 116.8% compared to 2019, and were at 100.4% compared to the same week from 2020.
