Maryland real estate market trends are collected and documented by our MLS, Bright MLS. Here is the update for the week ending December 5, 2021.
Please note that Bright MLS current covers seven states, so there are statistics for a number of areas. There is a general overview for the entire MLS, and later there is specific state data.
Starting on page 24 of the Bright MLS multi-state report 12/05/2021, the Maryland real estate data shows the following:
Last week, there was 1.28 new contract written for every new listing, which means that this past week, there were not enough houses for sale then homes that went under contract for the twentieth week in a row.
In Maryland, the daily number of “New Active Listings” added to the market from 11/28-12/5 from last report spiked up, coming in above 2019 numbers, but remaining below 2020 numbers. Listings last week were at 91.3% of the number of new listings from the same point in 2020. Going back to 2019, listings are at 111.4% of the amount this same week that year.
New pending listings from 11/28-12/5 rose slightly this week, remaining below 2020 numbers, and remaining above 2019 numbers. They were at 89.6% of the same time frame last year, and 114.9% compared to 2019.
Closings spiked up a lot last week. Closings stayed above 2019 numbers but remained below 2020 numbers. Closings were at 155.1% compared to 2019, and were at 90.9% compared to the same week from 2020.
